Guide for Buyers

Finding a property
YOUR AREA
The first step is to contact us to provide brief details about yourself and about the property you require. We then search our database for suitable properties for you to view. If not urgent, we log your details so that we can contact you as suitable properties become available. It is wise to start looking at least two months before you wish to move.

VIEWINGS
If you see a house or houses that interest you, try and view them as soon as you can, use lunch hours or visit on your way home. If you are eager to buy a house we will put you on our database so when something new comes on the market we will contact to arrange a viewing. Viewings will be arranged at times to suit you, including evenings and weekends, and you will invariably be accompanied by a member of staff, who can give advice and answer any questions you may have.

SELLING YOUR HOME FIRST
Put your house on the market as soon as you decide to buy your new home. If you can get an offer on your property before you begin house hunting, any offer you make on a property will be taken seriously. Make it clear that you will not move out until you find a new home.

MAKING AN OFFER
If the price is reasonable and the property is what you want you could consider paying full asking price. Alternativley you can offer a lower amount than the asking price which can then be negotiated though ourselves until both parties are happy with the amount agreed. Once an offer has been made on a property we will not consider any further offers by other parties, unless there are problems with the initial offer.

SURVEYS
The lenders survey is simply a mortgage valuation to establish the value of the property, which will determine the amount the lender is prepared to advance. It will not point out any structural defects. To find this out comission a chartered surveyor before you sign any contracts. There are two main types of survey, a homebuyers report and a buildings survey.

HOMEBUYER REPORT
If the property you wish to purchase is in reasonable condition and is less than thirty years old, then this is the survey for you. This is the less expensive option, which aims to provide judgement on whether to proceed with the purchase, assess if the property is a reasonable purchase at the price agreed and highlights actions to be taken before contracts are exchanged.

BUILDINGS SURVEY
If the property is unusual, has had extensive alterations, is older than thirty years or in need of repair then this report will give detailed technical information on construction, materials used and a listing of major and minor defects. The cost is upwards of £400 and you should expect to recieve the first report within three weeks of the survey.

CHAINS
When buying a house maybe part of a chain, this means that you dependant of each sale going through at the same time. One in three chains fall apart (for numerous reasons), often at the last minute and properties are lost. There is little that can be done to alter the process. A "Home Information Pack" (HIP)is being introduced in the UK, where necessary surveys, searches and paperwork are arranged in advance, hopefully highlighting any potential problems early on. Consider moving into rented accomodation if it keeps the chain firm or you have to move sooner than anticipated. We also provide residential lettings for this purpose.
